Residents Area

The Resident's handbook provides you with information about occupying your almshouse, about the Charity, its general administration and management. It supplements and explains the rules and regulations set out in the Letter of Appointment, a copy of which you signed when you accepted appointment. The Trustees hope that the information this book provides will help you to be happy here.

Residents Responsibilities

  • Regular payment of the Weekly Maintenance Contribution (WMC) which is due each month in arrears
  • Residents are responsible for paying Council Tax and fuel bills. Water charges are included in the WMC
  • To vacate a property, Residents must give written notice of at least 4 weeks
  • Residents must keep the property clean and tidy and behave in a thoughtful manner to those in nearby properties. If you have been given permission to have a pet, then they must not become a nuisance to other residents.
  • Residents are not permitted to make any structural alterations. Any defects which become apparent in the property must be reported and reasonable access given for inspection/repairs or redecoration
  • Residents must not use the almshouse as a place of business
  • If Residents wish to have a relative or friend to stay for more than fourteen consecutive nights or on a regular basis they must seek the Trustees’ permission in advance.
  • If Residents go away for any period, they must inform the Clerk to the Trustees in case there is an emergency. If the absence is for more than 28 days, the Residents must get the agreement of the Clerk.
  • Residents must inform KAC of any change in circumstances, be these financial, medical or personal.

All repairs and maintenance should be reported to the H&H Land & Estates Office in the first instance on
01539 721375,  [Option 3] during normal office hours.
