HOUSING OPTIONS FOR THOSE AGED OVER 50
Our objective is to provide safe, quality, affordable housing for persons over the age 50. We offer housing where people can remain as independent as possible for as long as possible, living their lives with dignity and fulfilment.
WHO WE ARE
Kendal Almshouse Charity (KAC) is both a registered charity and a social landlord. Formed in 1987 from the amalgamation of five smaller charities, our roots go back to the late 18th century. We are passionate about housing for people over 50 and provide and own 41 properties in Kendal.
The organisation has a board of trustees who are responsible for ensuring the charity meets its legal responsibilities and setting its own development objectives. Trustees are volunteers and are not remunerated.
The day to day running of the charity is delegated to a management agency, whose responsibility it is to deliver on those objectives whilst providing a focal point for people living within our properties.
WHAT WE DO
We provide properties for persons over the age of 50 who, for various personal and economic reasons, require affordable housing.
We offer accommodation to both single persons and couples. Our 42 properties are in 5 locations in and around the town of Kendal. They all provide easy access to local facilities.
Our residents, known as “occupiers,” pay a weekly maintenance contribution, the level of which is set annually.
KAC meet the day to day costs of maintaining and repairing the properties from the charity’s resources.
For major upgrades and re-development, we often seek the support of public and charitable grant making bodies.
We work closely with Social Services and South Lakeland District Council to ensure, where possible, properties are adapted to individual needs.
KAC does not provide health or social care.

APPLYING FOR A PROPERTY
Applications to become a resident are welcome from people in the Kendal area and surrounding qualifying districts. Vacancies are advertised in the local media and on our website. Anyone applying will be sent an application form. Any applicant can contact the managing agent’s office for assistance in completing the form. Once the application form has been completed and returned, we will visit those applicants who meet our criteria. Visits are relaxed and informal and confidentiality is paramount.
As a part of this process, we do ask those applying to undertake a financial assessment. This helps us to determine if a person is eligible for the allocation of a property. Financial assessments are carried out with discretion and undertaken by members of our letting committee and our administration office.
Once the process has been completed, applicants will be informed as quickly as possible, and where successful, invited to view the property to ensure it suits their needs.
SUPPORTING OUR WORK
KAC is a registered charity. We often require additional support to carry out our work. Supporting the charity can come in many ways, from suppliers offering goods or equipment, to grant making trusts or individual donors.
